That could be good news for San Francisco’s ailing downtown, which has seen its vacancy rate soar following the COVID-19 pandemic. Although AI companies account for less than 5% of the total office space in The City, their collective footprint has been growing rapidly and is expected to continue to expand in coming years.
The AI companies themselves have already been gobbling up space in The City. Their collective footprint increased from about 500,000 square feet in 2016 to 3.4 million at the end of last year, according to JLL. Even with OpenAI’s big deal, 74% of all the active leases by AI companies in San Francisco are in either FiDi or SoMa. And those two neighborhoods account for nearly 62% of all the space leased in The City by such businesses.
